Plans should specify 1/2-inch drywall applied on <br />storage side walls separating the storage room and residence. Plans should also specify 5/8- <br />inch Type X GWB on ceilings with habitable rooms above. Table R302.6 <br />2. The house is required to have a heating system per IRC Section R303.9. The type and location <br />of the system should be specified. <br />3. The plans should show that the building is required to undergo an air leakage test (performed <br />by a licensed 3rd party agency). The testing requirements should be shown on the plans <br />according to WA State Energy Code Section R402.4. <br />4. It appears that the window in the bathroom adjacent to Bedroom 2 is less than 60 inches above <br />the finished floor. Plans should specify safety glazing. R308.4.5 <br />Plans should show a landing at exterior doors. The landing width should not be less than the <br />door served and should be not less than 36 inches measured in the direction of travel. R311.3 <br />6. The project includes stairs. Details for the construction should be included. The stringers <br />should comply with the joist span tables considering the net depth after notching for <br />steps. The stair rise and run, and width, should be specified. A section showing the headroom <br />clearances should be provided. Landings are required at the top and bottom. Handrails should <br />be provided. See IRC Section R311.7. <br />7. Guard details should be included in the construction drawings. The guards should comply with <br />IRC Section R312.1. The guards, connections to the supporting framing, and the supporting <br />framing should be designed to resist a minimum 200-pound load per Table R301.5. <br />8. See Sheet 3. It appears that Bedroom 2 is missing a smoke alarm. Plans should include a note <br />specifying smoke alarms to be hardwired, interconnected, and provided with back-up battery <br />power as required per Section R314. <br />9. Plans should include a note specifying CO alarms to be hardwired, interconnected, and provided <br />with back-up battery power as required per Section R315. <br />10. Plans should include specifying preservative -treated wood where required. See IRC Section <br />R317.1. <br />11. See Sheet 5. Detail D4/8 is specified at the deck, but Sheet 8 shows no details. Please revise <br />plans. <br />12. Attic areas that have a vertical height of 30 inches or greater over an area of not less than 30 <br />square feet should be provided with access openings per IRC Section R807. It appears some <br />areas of the attic meets the requirement.
