Plans should specify all design load values, including dead, live, and snow. <br />2. Submittal documents included calculations for only the retaining walls and the lateral design <br />were submitted. The framing appears to not comply with the prescriptive limitations of the <br />IRC. An engineered analysis and design should be performed per IRC Section R301.1.3; sealed <br />and signed drawings and calculations prepared by a professional engineer licensed in the state <br />of Washington are required per RCW 18.43.010, 18.43.020, and 18.43.070. The framing and <br />foundation plans, and structural calculations as required, should show a complete load <br />path. Provide framing and foundation details of construction. See IRC Section R301.1. <br />3. See the notes on Sheets 5 and 6 specifying floor joist supplier and truss manufacturer to <br />provide detailed plan and engineering for floor and roof systems. Floor joists are specified on <br />the plans to be 11 7/8 TJI 110 @ 16" o.c. or alternate engineered system. Engineered <br />calculations should be provided for all framing members. If engineered floor trusses are to be <br />used, a statement of deferred submittals should be included on the plans listing work <br />designated as deferred submittals (pre -manufactured roof and floor trusses). The note should <br />include a statement requiring the engineer -of -record to review the deferred submittals and <br />verify conformance with the construction documents. See IBC Sections 107.2.1, 107.3.4, <br />107.3.4.1, and 107.4. <br />4. Continuing with the previous comment, details of the roof and floor framing should be included. <br />Note that these details are the responsibility of the engineer -of -record and not the <br />manufacturer. <br />5. See Sheet 5. The framing at the stairs is unclear. Please provide framing information and <br />supports as required to show a complete load path. <br />6. See garage wall on Foundation Plan on Sheet 4 and Section A on Sheet 5. It appears that the <br />detail for cantilevered retaining walls is specified on the Foundation Plan. The detail shows a <br />slab at the bottom of the wall, but no slab is present at the adjacent crawl space. Provide a <br />new detail and calculations substantiating the design. Section A on Sheet 5 shows no retaining <br />wall at the garage wall. Drawings, details, and detail references should be updated to match. <br />7. Continuing with the previous comment, Section A on Sheet 5 shows a retaining wall about 8 <br />feet away from the garage footing. Footings should be situated to where no surcharge load <br />occurs to the walls of the lower foundation. A minimum depth of the garage wall footing should <br />be specified on the plans, so no surcharge occurs. <br />8. See retaining wall calculations and retaining wall details. Address the following: <br />a. The seismic load 7h is not applied to the cantilevered retaining walls. Retaining <br />walls supporting more than 6 feet of backfill height measured to the bottom of the <br />footing should include an additional seismic lateral earth pressure. Calculations and <br />details should be updated as required.
