However, since Consultant has no control over <br />competitive bidding or market conditions, the Consultant cannot and does not warrant that <br />bids or ultimate construction costs will not vary from these opinions of probable construction <br />costs. <br />• Quantity takeoffs and calculated quantities are for the purpose of comparing with Designer’s <br />and/or bidders’ quantities and are not a guarantee of final quantities. <br />• Development of construction schedules and/or sequencing, and/or reviewing and <br />commenting on contractor’s schedules, is for the purpose of estimating number of days to <br />complete a project, for identifying potential schedule and coordination challenges, and <br />determining compliance with the construction contract. It is not a guarantee that a <br />construction contractor will complete the Project in that sequence or timeline, as means and <br />methods are the responsibility of the construction contractor. <br />Everett Responsibilities <br />• Participate in design review meetings <br />• Review and provide direction on recommendations <br />Meetings <br />• Design review meetings (5) <br />Work Products <br />• Monthly invoices and progress reports <br />• 30% stage letter report <br />• 4- Packet: 60% stage letter report, Constructability Review Comments spreadsheet, and red- <br />line markups (one deliverable/packet per construction contract) <br />• 4- Packet: 90% stage letter report, Constructability Review Comments spreadsheet, and red- <br />line markups (one deliverable/packet per construction contract) <br />Preliminary Design <br />Phase 400 – Preliminary Design Management <br />Objective: The objective of this phase is to manage and direct the design process so that the <br />products of the design effort are contract documents suitable for construction and reflect the City <br />standards and preferences. The design process will be managed to provide complete, coordinated, <br />and consistent designs between facilities and disciplines. <br />Activities/Approach: The Design Manager will lead this effort and will actively lead the design process <br />through regular meetings with the design team. This phase will also support the coordination of the <br />project design with the City through monthly workshops. Design standards and workflows for <br />BIM/CAD, drawing production, and specification production will be developed in this phase. <br />A project issues log sorted by facility area will be maintained by the Design Manager to manage <br />identification of design issues and their resolution.
