Multiple comments have not been <br /> addressed. Additional comments are provided below based on review of the revised plans;the comments are itemized <br /> for consistency with the original intake review emailed on 10/01/2021. The Planning Department has also issued <br /> another intake review noting requirements that have not been addressed; the review was sent in a separate email. <br /> Revised construction-level documents should be submitted for review. Two complete sets of the revised <br /> drawings should be submitted to replace the previously submitted drawing sets. Preliminary comments are <br /> provided below to assist in revising the drawings, but these are not intended to provide a comprehensive <br /> review. The resubmittal documents should include an itemized response letter clarifying how the review <br /> comments below have been addressed. Depending on your experience with the adopted codes and preparing <br /> documents, we recommend consulting with a design professional to assist you. <br /> Additional Comments <br /> 20.The revised drawings now show conversion of the non-habitable basement to habitable space. Details for insulated <br /> walls and ceiling are required. A building section should be included in the drawings showing the minimum clearance <br /> per IRC Section R305. See also Comment 11 of the original review. <br /> 21.The basement includes a bedroom. The emergency egress window is required to comply with IRC Section R310.2, <br /> including specifying the maximum sill height, measured to the bottom edge of the opening. Based on a review of the <br /> site, a window well is also required per Section R310.2.3. <br /> 22. Continuing with the previous comment, structural modifications appear to be required to create the egress window, <br /> including but not limited to modifying the foundation wall and revising the structural load path for the building <br /> above. Structural plans and details are required. An engineered design should be performed as needed per Comment <br /> 17. <br /> 23.The Upper Floor shows access to a bedroom through a bathroom. This is not code compliant and indicates prior <br /> work performed without a permit. This area must be modified to provided direct access from the bedroom to an <br /> unobstructed egress path (e.g., hallway, etc.). This level should be reviewed for unpermitted work. At a minimum,the <br /> bedroom and bathroom should be shown as new construction. See IRC Section R311.1. <br /> Review of your project will be performed in the order received once the required documentation has been <br /> submitted.
