The Basement Plan on Sheet A3 includes the whole house ventilation system in the Laundry <br /> Room. See Section M1505.4.1. The following comments should be addressed. <br /> a. The general code requirements have been stated in the"Ventilation Schedule" on Sheet A3. <br /> The specific system components and performance requirements should be specified. <br /> b. The system should be located in a central area that is open unobstructed air flow <br /> Alternatively, provide ducting to each room per Section M1505.4.1.1, and specify testing to <br /> verify air flow rates per Section M1505.4.1.6. <br /> c. The system should specify a maximum sound rating of 1.0 sones. <br /> Structural <br /> 1. The proposed project includes structural work, including but not limited to modifying the <br /> exterior wall for the basement egress window, and modifying the basement stairway and <br /> associated building structure. Structural drawing should be submitted that include framing <br /> plans, sections, details, construction schedules, fastening schedules, materials requirements, <br /> general notes, special inspection requirements, etc. The drawings should substantiate <br /> compliance with the prescriptive requirements of the IRC. See Sections R106.1.1 and R301.1. <br /> 2. The project may involve structural modifications that do not comply with the prescriptive <br /> limitations of the IRC. Where a structural design is performed per Section R301.1.3, structural <br /> drawings and calculations should be prepared by a professional engineer licensed in the state of <br /> Washington; the drawings and calculations should bear the seal and signature of the engineer. <br /> See RCW Sections 18.43.010, 18.43.020, and 18.43.070. <br /> 3. The construction drawings submitted with the permit application showed interior structural <br /> columns at the basement level. These columns are not shown in the revised drawings. It is <br /> understood that the columns are not being removed and that reframing of the floor above is <br /> not occurring. The columns should be shown in the plans. See Section R106.1.1 and R301.1. <br /> This review has been performed for general compliance with the building codes as adopted and <br /> amended by the state of Washington and the city of Everett. Corrections and comments made <br /> during the review process do not relieve the project from compliance with code and permit <br /> requirements.
