Your application has been received and a permit set up. However, the submitted documents are not sufficiently developed for us to perform a comprehensive review at this time. Information is attached to provide guidance. Construction-level documents should be submitted for review. Two complete sets of the revised drawings should be submitted to replace the previously submitted drawing sets. Preliminary comments are provided below to assist in preparing the drawings, but these are not intended to provide a comprehensive review. The resubmittal documents should include an itemized response letter clarifying how the review comments below have been addressed. Depending on your experience with the adopted codes and preparing documents, we recommend consulting with a design professional to assist you. Intake Review Comments: General: 1. The project should specify the applicable building codes, including but not limited to the 2018 IRC, 2018 WSEC, and the 2018 IBC. See Section R106.1.1 and EMC Section 16.005.030. 2. The submitted documents include sketches for the proposed project. Construction-level drawings prepared using established drafting standards are required to substantiate compliance with the IRC. The drawings should include plans, building sections, details, material specifications, design loads, architectural and structural notes, etc. as needed to clearly show the proposed work. The current editions of the building codes applicable to the project should be specified. See IRC Section R106.1.1. 3. The construction drawings should include all levels of the house. Detailed construction information is not required for areas that are not included in the proposed scope-of-work. At a minimum, the plans should show the walls, doors, egress routes, windows including egress windows, smoke and CO alarms, and use of each room. See IRC Section R106.1.1. 4. The proposed project appears to involve work that is not clearly shown including but not limited to modifying walls, doors, floors, roof, windows, sinks, showers, and toilets. All proposed work should be clearly shown in the drawings. The drawings should clearly delineate between existing and new work using established drafting standards. All demolition should be shown on the existing floor plans. All new construction should be shown on the new floor plan.
