The project proposed demolishing a portion of the existing concrete wall to modifying the door <br /> opening. See IEBC Section 806.2, and IBC Sections 1603.1, 1604.1, 1604.2, 1604.4, 1901.2, <br /> and 1901.5. The following comments should be addressed: <br /> a. A structural partial plan for the area around the modified opening should be provided <br /> indicating the structure above bearing on the length of wall to be modified (e.g., beams, <br /> girders, columns, posts, walls, pilasters, etc.). <br /> b. Section 3/S-1 should be revised to specify the dimensions for the remaining wall section. <br /> c. Section 3/S-1 should be revised to indicate the remaining reinforcement. The wall should <br /> be scanned to accurately determine the sizes, numbers, and locations of rebar in the wall. <br /> See ACI 318-14 Section 27.3.1.2. <br /> d. Documentation substantiating the condition and strength of the existing concrete should be <br /> submitted for review. See ACI 318-14 Section 27.3.1.3. <br /> e. Calculations should be submitted substantiating the flexural and shear capacity of the wall. <br /> Note that the wall supports the existing URM wall above that provides a bearing load path <br /> for both the upper floors and the roof. <br /> f. As an alternative to Items (b) through (e), a new supplemental gravity frame with <br /> foundations should be installed to support the existing structure. Calculations substantiating <br /> the design of the frame and foundations should be submitted for review. <br /> 2. Plan Note 3/A-1 states that the manufacturer shall provide connections of the lift to the existing <br /> structure. The structural drawings are required to provide a sufficient base for the installation <br /> of these connections; this is not provided by the manufacturer. Details and calculations <br /> providing lateral anchorage and support for the new lift system should be submitted for review. <br /> The existing floor system should be modified to provide a load path into the diaphragm to <br /> transfer the lateral forces. See IBC Sections 1603.1, 1604.1, 1604.2, and 1604.4 <br /> This review has been performed for general compliance with the building codes as adopted and <br /> amended by the state of Washington and the city of Everett. Corrections and comments made <br /> during the review process do not relieve the project from compliance with code and permit <br /> requirements.
