It appears that the deck is ledgering off cantilever floor joists that supports roof, <br /> wall, and floor framing. This appears to be out of the scope of the prescriptive limitations of <br /> the IRC. Per Section R507.9.1.2, band joists should bear fully on the primary structure capable <br /> of supporting all required loads. Roof and floor framing plans should be provided and <br /> calculations substantiating the deck design should be submitted for review. Where a structural <br /> design is performed per Section R301.1.3, structural drawings and calculations should be <br /> prepared by a professional engineer licensed in the state of Washington; the drawings and <br /> calculations should bear the seal and signature of the engineer. See RCW Sections 18.43.010, <br /> 18.43.020, and 18.43.070. <br /> 2. See Sheet S1. The 16-inch diameter concrete footings appear to not comply with the <br /> prescriptive limitations of the IRC. See Table 507.3.1 for minimum footing size requirements. <br /> Plans should specify the required reinforcement. Specify pressure-treated wood and hot-dip <br /> galvanized or stainless-steel fasteners, anchors and hardware where required. R106.1.1 <br /> 3. See Sheet A4. Bedroom 3 should have an emergency egress opening. See Section R310.2 <br /> This review has been performed for general compliance with the building codes as adopted and <br /> amended by the state of Washington and the city of Everett. Corrections and comments made <br /> during the review process do not relieve the project from compliance with code and permit <br /> requirements.
