Thank you again for your help <br /> Architectural <br /> 1. See Existing Basement Floor Plan on Sheet A2. The existing conditions shown in the <br /> rawings are not consistent with the available City of Everett and Snohomish County <br /> records. The location of the basement bathroom and family room are specified as <br /> undeveloped basement and only 144 SF of the basement is developed/finished. A copy <br /> of the old SnoCo Field Assessor record is attached;note that the SnoCo records only <br /> provide a record of the building condition for the purpose of assessing taxes and do not <br /> substantiate a permitted condition. The drawings should be revised to show all previous <br /> unpermitted work as new work;all new work is required to comply with the current code <br /> requirements. Alternatively, the drawings should show the removal of unpermitted work <br /> and restoration of the building to its previous legally permitted condition. See IRC <br /> Sections R102.7.1, R105.1, and R113.1. <br /> Corrected. Plans revised to show the existing basement bathroom and living room as <br /> "unpermitted", and will be added as living space under this permit. Slab insulation details are <br /> shown in Sheet S3. <br /> 2. Continuing with the previous comment, the SnoCo records appear to show the garage <br /> as originally constructed as a carport and later converted to a garage in 1984. Previous <br /> permit history for a carport to garage conversion was not found in City of Everett records. <br /> Plans should be updated to show the unpermitted garage as new work;all new work is <br /> required to comply with current code requirements. Framing of the walls enclosing the <br /> carport should be specified on the plans. <br /> Corrected. Plans revised to show the existing garage as"unpermitted", and will be added under <br /> this permit. Garage wall details are added in Sheet S3. <br /> 3. The project involves increasing the conditioned space at the basement with the new <br /> family room(see comment 1). Energy credits are required per WSEC Section R406. The <br /> required number of credits should be normalized per Table R406.2.A schedule of the <br /> selected credits should be included in the drawings. The performance requirements for <br /> the selected credits should be specified. <br /> \ \ 3 <br />
