-4
110 •
Added. See Sheet A4. Energy credits requirements and options selected to meet the
requirements are added. 1.5 credits are required. Existing baseboard heaters get-1.0 credit. So
a total of 2.5 credits are required. Option 5.5 (2.0 credits) and Opiton 7.1 (0.5 credits)will be
used to meet the requirements.
4. See General Note C on Sheet A3. Plans should specify the dimension to the windowsill.
R3010.2.2
Added.
5. See note regarding openings in Deck Elevation on Sheet Si. Note should be updated to
specify openings to be less than 4 inches. R312.1.3
Added. See Note A on Sheet S1.
6. See SheetA4. It appears that a window opening is missing in the Family Room at the
exterior wall adjacent to the deck. Pictures provide from the Code Enforcement File No.
CE21-0948 and Google Street View show a window opening.
Added. Sorry totally missed that.
Structural
1. See Sheet Si. it appears that the deck is ledgering off cantilever floor joists that
supports roof, wall, and floor framing. This appears to be out of the scope of the
prescriptive limitations of the IRC. Per Section R507.9.1.2, band joists should bear fully
on the primary structure capable of supporting all required loads. Roof and floor framing
plans should be provided and calculations substantiating the deck design should be
submitted for review. Where a structural design is performed per Section R301.1.3,
structural drawings and calculations should be prepared by a professional engineer
licensed in the state of Washington;the drawings and calculations should bear the seal
and signature of the engineer. See RCW Sections 18.43.010, 18.43.020, and 18.43.070.
Corrected. See Sheet S1. Deck will not be supported by ledgering off cantilever floor joists. The
beam will be supported by a new post and the end of the beam will be ledgering off the floor
joist on the main building (the wall that is perpendicular to the cantilevered part).
2. See Sheet S 1. The 16-inch diameter concrete footings appear to not comply with the
prescriptive limitations of the IRC. See Table 507.3.1 for minimum footing size
requirements. Plans should specify the required reinforcement. Specify pressure-treated
wood and hot-dip galvanized or stainless-steel fasteners, anchors and hardware where
required. R106.1.1
