I was not able to reach Mike Morrison. <br />The review of this permit cannot be completed with the drawings submitted. They do not clearly show the proposed <br />work; this includes any work that was already performed without permits. Mike has provided responses that basically <br />indicate that it is not possible to determine what changed. This is the designer's responsibility to work with you to <br />determine this, and provide drawings that clearly show this. <br />I have reviewed photographs taken by our code enforcement officers, and also reviewed photographs available on the <br />website Estately.com. These clearly show a lot of changes to the house that can be included in the construction <br />drawings. Here is a link: https://www.estately.com/listings/info/2817-medora-way--1 <br />By comparing the photos before you bought the house with the recent code enforcement photos, it is clear that much of <br />the unpermitted work occurred after the house was purchased. You should be able to provide Mike with detailed <br />information on the unpermitted work that was performed. <br />I am providing a quick list of comments. This does not list everything that needs to be addressed; it is provided only to <br />assist in creating a clear set of construction level drawings. Please also refer to the original intake review comments <br />provided via email on 12/06/2021. The comments below are itemized for consistency with the previous comments. <br />Additional Comments: <br />6. Observed changes to the house include but are not limited to: <br />a. Expansion of master bedroom into garage. Floor framing detail required. Garage door must be <br />removed. South window is missing. A closet has been constructed. Master bathroom created, including wall demolition <br />& construction. Structural reframing of the wall required. <br />b. Structural markups were included in the original drawings. These have been not been resubmitted with <br />updates. The structural drawings should include a fastener schedule. <br />c. The structural drawings do not provide a complete load path for the new kitchen/living room beam to the <br />foundation(s). Additional details required. Fasteners between the beam and posts, details through the floor, and <br />connection to the supporting foundation should be provided. New foundations may be required, particularly at the <br />center of the building. <br />d. The modified stairs are not code compliant, notably at the bottom. The construction/configuration of the <br />stairs in their current condition is not consistent with the codes at the time the house was originally <br />constructed. Modifications performed are not clear. At a minimum, it appears the basement wall has been furred out, <br />reducing the landing. The door at the top should not swing over the stairs. The provided details are not sufficient for <br />the changes that have occurred. It is not clear of the stairs were partially or completely rebuilt. <br />e. The basement foundation wall has been furred. <br />f. The basement bathroom has been completely remodeled. It appears the walls in this area have also been <br />modified. <br />1 <br />
