However, the submitted documents are not <br />sufficiently developed for us to perform a comprehensive review at this time. <br />Information is attached to provide guidance. Revised construction -level documents should be submitted for <br />review. Two complete sets of the revised drawings should be submitted to replace the previously submitted <br />drawing sets. Preliminary comments are provided below to assist in revising the drawings, but these are not <br />intended to provide a comprehensive review. The resubmittal documents should include an itemized <br />response letter clarifying how the review comments below have been addressed. <br />Intake Review Comments: <br />1. The project should specify the applicable building codes, including but not limited to the 2018 IRC, 2018 <br />WSEC, and the 2018 IBC. See Section R106.1.1 and EMC Section 16.005.030. <br />2. The scope of the proposed project is not clear. The documents have been provided in two or more <br />submittals with uncoordinated and overlapping information. The drawings include color coded <br />information that appears to include both demolition and new construction information on the existing and <br />new plans. Annotated photographs have been submitted in lieu of clear construction <br />details. Construction -level drawings prepared using established drafting standards are required to <br />substantiate compliance with the IRC. The drawings should include plans, building sections, details, <br />material specifications, design loads, architectural and structural notes, etc. as needed to clearly show the <br />proposed work. The current editions of the building codes applicable to the project should be <br />specified. See IRC Section R106.1.1. <br />3. Continuing with the previous comment, the plans appear to include undefined corrections, including but <br />not limited to the schedule on Sheet A-5. Many of this item serve to point out deficiencies or present <br />design -level discussion. This is not the purpose of construction drawings. The proposed work should be <br />coordinated between the members of the design team, and construction level drawings submitted that <br />clearly indicate the proposed work. <br />4. The submitted documents do not include a clear and concise set of structural plans. Significant structural <br />modifications have been performed (e.g., roof and floor framing, modifying stair case) or are proposed <br />(e.g., modifying exterior walls for new egress windows). Independent comprehensive structural drawings <br />should be submitted to clarify the existing and new work. The annotations to the architectural drawings <br />are not sufficiently clear to review.
