ACCURATE SCALES WHEN PRINTED <br />AT 100% ON 11 X 17 (ANSI B) PAPER <br />C. Structural Requirements <br />1. General: <br />a. Non-combustible floor Framing plans, elevations, sections, details, material specifications, structural general <br />notes, and other information as required to specify the proposed construction. The drawings should specify <br />framing sizes, dimensions, spacings, heights, slopes, and orientation as required to clearly define the work. <br />b. Complete gravity load path consisting of roof and floor joists, walls, beams, headers, posts, and foundations. <br />2. Engineered Design: <br />3. Existing Construction: <br />a. Identify existing structural components affected by the proposed work. Modifications to existing framing <br />should be indicated. Project involving substantial demolition and modification of existing framing should provide <br />separate demolition and construction plans clearly showing the pre- and post -construction conditions, <br />respectively. <br />4. Foundation plans, sections, and details showing the building footings and below -grade walls. The <br />foundation material(s) should be clearly specified. The plans should specify the type, size, length, width, <br />thickness, and height of all parts of the foundation. The foundations should be founded a minimum of 18" <br />below grade for frost protection per EMC Section 16.01.010(J). Wall Framing <br />11. Braced Wall Panels (i.e., Shear Walls): <br />a. Location and lengths of braced wall panels, and the location and spacing of braced wall lines. See IRC Section <br />R60210. <br />12. Fasteners: <br />a. Provide schedule of framing fasteners per Table R <br />b. Details for the connections between all framing. The size, weather -protection (e.g., galvanizing, etc.), and <br />number of generic fasteners should be specified. The make and model of proprietary hardware, including the size <br />and number of fasteners, should be provided. Minimum spacing, and end and edge distances for fasteners should <br />be specified. <br />13. Decay -Resistant Wood <br />a. Specification of preservative -treated or naturally durable framing when required. Preservative -treated wood <br />should comply with AWPA U1; cuts and holes should be coated with a preservative treatment complying with AWPA <br />4. See IRC Section R317. <br />i. Metal fasteners in contact with preservative -treated wood should be galvanized, stainless steel, or another <br />approved corrosion -resistant material. See IRC Section R317.3. <br />14. Decks: <br />Construction should comply with IRC Section R507. Decks not complying with the prescriptive requirements <br />should be engineered per Section R 3011.3. Decks construction may include, but is not limited to: <br />a. Foundations. See Section R507.3. <br />b. Posts. See Section R507.4. <br />c. Beams. See Section R507.5 <br />d. Joists. See Section R507.6. <br />e. Ledger connections (vertical and lateral) to the main house. See Section R507.9. <br />f. Framing connections (e.g., joists to beams, beams to posts, posts to foundations, etc.). <br />g. Guards. See Section R3121 and Table 301.5. <br />h. Stairs. See Section R311.7 <br />i. Landings. See Section R311.7.6 <br />j. Decking. See Section R5077 <br />k. Fasteners. See Section R507.2.3 and Table R602.3(1). <br />I. Decay -resistant materials. See Section R317. <br />m. Roofs.
