Slope floor toward main door or drain (IRC Section R3091). <br />c. Cover walls with gypsum wall board per IRC Section R302.6 and Table 302.6. <br />d. Interior doors accessing garages should comply with IRC Section R302.51. Provide with self -closing or <br />automatic -closing device. <br />e. Openings (e.g., doors) are not permitted between garages and sleeping rooms (IRC Section R302.51). <br />f. Gas appliances located in garages should be elevated per IRC Section M1307.3 and provided with protective <br />barriers per IRC Section M1307.31. <br />9. Carports (IRC Section R309.1): <br />a. Required to be open on at least two sides. <br />b. Non-combustible floor (asphalt permitted). <br />c. Slope floor toward main door or drain. <br />10. Hallways: <br />a. Minimum 3 feet wide (IRC Section R311.6). <br />b. Minimum 7-foot ceiling height (IRC Section R3051). <br />11. Doors: <br />a. The location, type, size, and swing or sliding direction (IRC Section R10611). <br />b. Minimum 6'-8" clear opening (IRC Section R3051). <br />c. Egress doors and landings per IRC Sections R3111 through R311.3. <br />d. Doors should not swing over stairs (Section R311.7.6). <br />12. Windows: <br />a. Provide windows per IRC Section R3031 except where compliant artificial light is provided. <br />b. Limit total area of windows for each side of the building per IRC Table R3021(1) or R3021(2). <br />c. Show location, size, and bottom sill height of all windows. <br />d. Provide emergency escape windows in sleeping rooms (IRC Section R310). <br />e. Safety glazing should be specified where required per IRC Section R308.4. <br />f. Fall protection should be provided when required per Section R312.21. <br />13. Stairs (IRC Section R311.7): <br />a. Minimum 36-inch width (IRC Section R311.71). <br />b. Landings (IRC Section R311.7.6). <br />c. Handrails (IRC Section R311.7.8). <br />d. Guards (IRC Section R3121). Limit openings per Section R3121.3. <br />e. Enclosed spaces under stairs shall be covered with minimum V2" gypsum board (IRC Section R302.7). <br />f. Artificial lighting (IRC Section R303.7). <br />14. Walls: <br />a. Details for the construction of all walls (i.e., interior and exterior, bearing and nonbearing) should be provided. <br />Walls should include fire blocking per IRC Section R30211. <br />15. Exterior Walls: <br />a. The exterior walls should have fire -rated construction per IRC Tables R3021(1) or R3021(2). The exterior walls <br />should be covered with a weather -resistant materials per IRC Section R703, including a barrier per Section R703.2. <br />16. Chimneys & Fireplaces: <br />a. See Chapter 10. <br />b. Provide clearances for framing places around masonry chimneys per Section R100111. <br />17. Roof: <br />a. should be covered per IRC Section R903. Asphalt roofing should include an underlayment complying with IRC <br />Section R90511 and Table R90511(2). Roof ventilation should be specified complying with IRC Section R806; a <br />minimum 1" air gap should be provided between the insulation and roof sheathing per Section R806.3. Roofs with <br />attic spaces should provide access hatches per IRC Section R807. <br />18. Crawl Spaces <br />a. under buildings should be provided with ventilation per IRC Section R4081 (WAC). Access hatches should be <br />provided complying with IRC Section 408.4. The grade should comply with IRC Section R408.6. <br />19. Smoke Alarms (IRC Sections R314.2.2(WAC) <br />Smoke alarms should be interconnected per Section R314.5. Combination alarms are permitted per Sections <br />R314.5 and R315.4. <br />20. Carbon Monoxide Alarms (R315.2.2(WAC). <br />21. Whole House Ventilation <br />a. Provide a whole house ventilation system. The drawings should state compliance with one of the systems <br />specified in Section M1505.4; the requirements for the selected system should be specified in the plans. See IRC <br />Section R303.4 (WAC). Where an exhaust fan is required, the location and exhaust rate should be specified in the <br />plans. The fan should not be located in a room with a door that obstructs air flow from the remainder of the house. <br />22. Heating System: <br />a. Location and type (IRC Section R30310 (WAC)). <br />b. Gas appliances are prohibited in the locations specified in Section G2406. <br />c. Use of space heaters and wood stoves are not permitted as the primary heating system. <br />d. Solid fuel devices (e.g., wood stoves) should comply with IRC Section R303.9.3 (WAC). <br />23. Hot Water Supply: <br />a. Minimum one required IRC Section R306.4. <br />b. Specify location and type. <br />c. Detail seismic restraints for tank heaters (IRC Section M1307.2). <br />24. Building Envelope Insulation: <br />a. The exterior of the building should be insulated to provide a thermal envelop complying with the 2015 WSEC. <br />The thermal rating (i.e., Rmin, Umax) should be specified for each component of the building (e.g., walls, <br />windows). Prescriptive values should be specified per WSEC Tables R40211 or R4021.3. The envelop should <br />include the footings, below -grade walls, and slabs -on -grade. Alternatively, the thermal envelop may be designed <br />per the Total UA method of WSEC Section R4021.4; calculations substantiating the design should be included in <br />the submittal documents. <br />25. Energy Credits (WSEC Section R406): <br />a. The building should be designed to comply with the additional energy efficiency requirements of. <br />b.
