Please review the Matterport scan (link above) in any browser if you need to view any part of
the home.
The original contractor has since left the project and the homeowner has secured a new
contractor.
One of the main challenges with this project (since work was done un-permitted and
undocumented) is that the request from someone in the City of Everett Permit Services AHJ to
the homeowner, to come up with plans of the structure BEFORE any of the un-permitted work
was done, is not possible to 100% accuracy. All that can be provided is a best guess from
observation, inspection, and a couple decades of construction industry experience in framing.
Using archived real estate photos, comments from the homeowner, a physical examination of
the home, and google earth mapping, a plan was created. To be clear, such a "pre-existing'
plan may not be a totally accurate representation of the original layout of the home prior to the
changes being made.
It appears that Ms. Chang and the City of Everett Permit Services office should come to an
agreement regarding what exactly needs to be reviewed or not for permit. If the entire home is
to be configured to meet 2018 IRC, for example, then the existing roof rafters would need to be
replaced since they are over spanned for 2x6. Only the permit office can determine the level or
depth of what parts of the home fall under current building code.
Most of the home is a pre-existing structure with what appears to be no changes. According to
Ms. Chang, the only part of the home that was structurally altered, is the new framed opening
in the location where the brick fireplace between the kitchen and living room previously
existed. For plan submission, that framed opening has been reviewed by engineering,
specified, and stamped.
Comments and questions are responded o below — in ine in green.
From Drew Martin
Your application has been received and a permit set up.
However, the submitted documents are not sufficiently developed for us to perform a
comprehensive review at this time.
Information is attached to provide guidance.
Revised construction -level documents should be submitted for review.
These are in progress. New plans shall be created once everything required to be on
