However, the submitted documents are not sufficient <br /> for us to perform a review at this time. The Planning Department has also determined that the project is not <br /> sufficient to perform a review; they will issue a comment letter separately. Revised construction-level <br /> documents need to be submitted for review. Preliminary comments are provided below to assist in revising <br /> the drawings, but these are not intended to provide a comprehensive review. <br /> 1. Additional details clarifying the proposed floor, wall, and roof construction are required. <br /> 2. The project description indicates a new bathroom, which does not appear to be shown. <br /> 3. Additional clarification on the use of the addition should be provided. Clarify the room between the <br /> storage and the garage. <br /> 4. The drawings specify insulation that does not comply with the requirements for heated space. The <br /> following should be addressed: <br /> a. Clarify if this area is to be heated. If so, the insulation will need to be revised. <br /> b. Clarify the source of heating. <br /> c. Energy credits per WSEC-15 Section R406 should be specified. <br /> 5. A continuous foundation per IRC Section R403.1 is required at the exterior walls. Alternatively, an <br /> engineered design may be performed per Section R301.1.3. <br /> 6. Anchorage of the braced walls is required to the foundations. <br /> 7. Decay-resistant construction is required for the floor framing and walls per IRC Section R317.1. <br /> 8. The addition appears to create an area between it and the main building that cannot be <br /> accessed. However, this may be the overhang of the upper level, and additional clearance exists. The <br /> building perimeter at the lower level should be shown in the plans. <br /> 9. The proposed floor construction is not within the prescriptive limits of the IRC. The design should be <br /> revised, or an engineered design may be performed per Section R301.1.3. <br /> 10. The roof ridge board is not defined. The size must be sufficient for a span of up to 20 feet per the <br /> drawings. <br /> 11. The design requires headers at the doors and windows. King and jamb studs are required. <br /> 12. The drawings do not specify material and fastener requirements. A schedule of fasteners should be <br /> provided in the drawings; references to the IRC are not sufficient. All proprietary hardware should be <br /> specified. <br /> 13. Landings is required at the exterior doors. <br /> 14. The minimum thermal rating for the exterior doors should be specified. <br /> 15. Details for the roof overhang at the south side are required. The plywood does not have sufficient <br /> strength without support. <br /> 16. The size, height, and minimum thermal rating for the windows should be specified. <br /> 17. The construction of the roof at Section 3/A-002 is not clear. The framing is not continuous between <br /> the exterior walls and does not provide a support at the ridge. <br /> 1 <br />
