I am the planner <br />conducting the Planning intake review for this application. Please note the following comments are not a thorough plan <br />check review and they only address larger zoning compliance points and the submittal checklist. Additional comments <br />may be provided by the Building intake reviewer for your application; please utilize the Online Permitting Portal to check <br />on the status of other reviewers. <br />1. Please submit a site plan meeting the minimum requirements in the attached residential construction checklist. <br />2. Please provide floor plans meeting the requirements in the residential construction checklist. <br />3. There is a stream and very high/severe landslide hazard areas located on/adjacent to the property. Any new <br />exterior work on the property is subject to the Critical Area code (EMC 19.37). Has any exterior work taken <br />place? <br />4. After reviewing the documents in the code enforcement file (CE21-0824), it looks like an Accessory Dwelling <br />Unit was created without permits. In order for us to consider the space an ADU, there would need to be a <br />kitchen, full bathroom, and a bedroom/living area. An ADU is a permitted use in the R-S zone, if you would like <br />to move forward with permitting an ADU on your property. Another option would be to remove the second <br />kitchen (we can allow a wet bar sink, refrigerator, and other small appliances, but the stove would need to be <br />removed). Please let me know how you would like to proceed and I can provide further details. <br />The interim permit intake/resubmittal policy is available on the Permit Services Page. Please submit at minimum 2 <br />copies of any revised documents/plans. <br />These comments are only related to the land use code and do not account for all possible requirements from other <br />departments.
