The project includes replacement of the existing windows and exterior doors. The required thermal <br />ratings for each type of vertical fenestration should be specified. See WSEC Table R402.1.1. <br />15. The project involves increasing the conditioned space at the upper floor. Energy credits are required <br />per WSEC Section R406. The required number of credits should be normalized per Table R406.2. A <br />schedule of the selected credits should be included in the drawings. The performance requirements <br />for the selected credits should be specified. <br />16. The bathrooms and kitchen should specify exhaust fans including the minimum required performance <br />rates per IRC Table M1505.4.4(1). <br />17. The house is required to have a heating system per IRC Section R303.9. The type and location of the <br />system should be specified. If the system is new, it should be indicated as such in the drawings. Gas <br />appliances are prohibited in the locations specified in Section G2406. <br />18. The house is required to have a water heating system per IRC Section R306.4. The type and location of <br />the system should be specified. If the system is new, it should be indicated as such in the <br />drawings. Seismic restraints should be provided per Section M1307.2. Gas appliances are prohibited in <br />the locations specified in Section G2406. <br />Structural: <br />19. The proposed project may include structural work. Structural drawings should be submitted as needed <br />that include framing plans, sections, details, construction schedules, fastening schedules, materials <br />requirements, general notes, special inspection requirements, etc. The drawings should substantiate <br />compliance with the prescriptive requirements of the IRC. See IRC Sections R106.1.1 and R301.1. <br />20. The project may involve structural modifications that do not comply with the prescriptive limitations of <br />the IRC. Where a structural design is performed per Section R301.1.3, structural drawings and <br />calculations should be prepared by a professional engineer licensed in the state of Washington; the <br />drawings and calculations should bear the seal and signature of the engineer. See RCW Sections <br />18.43.010, 18.43.020, and 18.43.070. <br />21. Details for the construction of the new walls should be included. The details should specify <br />connections for the top and bottom framing plates to the existing structure. See IRC Sections R106.1.1 <br />and R301.1. <br />22. A fastener schedule should be provided per IRC Table R602.3(1). Providing a reference to this table in <br />the drawings does not satisfy this requirement. In addition, the make and model of proprietary <br />hardware should be specified in the plans and details where used for connections. <br />Review of your project will be performed in the order received once the required documentation has been <br />submitted.
