GeoTest Services, Inc. September 6, 2019
Proposed Swimming Pool — 954 North Park Drive, Everett, WA Project No. 19-0361
Surface Conditions
The trapezoidal -shaped, approximately 1.6-acre subject property is located on the northern side
of North Park Drive in the View Ridge neighborhood of Everett, Washington. A paved driveway
leads from the road to a concrete turnaround adjoining the front door of the residence to the
north and the adjoined garage to the west. The existing residence was constructed in 1991 and
consists of two stories over a basement.
The proposed pool area is in the backyard on the northern side of the existing residence, directly
north and slightly downslope of an existing concrete patio. Ground cover in the backyard
primarily consists of landscaped grass that is lined by a short hedge at the crest of the slope
leading down to the Puget Sound to the northwest and a vegetated drainage ravine to the
northeast. Retaining walls line some portions of the backyard below the hedge. Walls were block -
faced. The tallest wall segment appears to be adjacent to the northwest corner of the existing
residence and is approximately 7 to 8 feet in height. From the northern tip of the existing yard,
the ground slopes southwards back to the existing residence over an approximate 10 to 15
percent grade over approximately 15 to 20 feet of vertical relief.
The subject property is flanked to the northwest and northeast by steep slopes of varying heights.
According to topographic information obtained from the Snohomish County PDS Map Portal
website, the northwest slope appears to be approximately 140 to 160 feet in height with an
average inclination approaching close to 1H: 1V (Horizontal: Vertical). It would appear that the
downslope portion of this slope was excavated during construction of the existing railway. The
northeast slope varies in height from approximately 40 feet near the southeast property line to
160 feet at the northern tip of the subject property. The average inclination of the slope varies
from about 70 percent to an inclination approaching 1H: 1V at the northern tip of the subject
property. Based on images obtained from our drone flyover of the subject property (see Aerial
Photo Review section of this report), the existing slope appeared to be thoroughly vegetated.
Single-family residences border the subject property to the southwest and southeast.
2
