Soriano
Job Address: 431 Alverson Blvd Everett, WA 98201
Plan Check Number: B2108-011, First Building Review
Dear Janet Soriano,
We have reviewed the responses to the First Review letter dated September 28, 2021. Multiple
comments have not been completely addressed and require additional action before a permit can
be issued. The comments are itemized for consistency with the original review letter. These
comments address building issues only. Additional revisions or additions may be required by other
departments including Public Works, Planning, and Fire.
In order for the processing of your application to continue, the following documentation shall be
submitted to Permit Services for review:
a. Itemized letter addressing the comments provided below.
It. Two complete sets of revised construction drawings.
a Two copies of supplemental shuctural calculations (if appliable).
Submittal documents should contain sufficient information and detail to review the proposed project
for compliance with the adopted building codes. Upon submittal of the revised documents, your
application will be given priority and the review will recommence.
Structural
2. See Sheet 2. Second level floor beams appear to be out of the scope of the prescriptive method
of the IRC. Floor beams with cantilevers supporting additional point loads are not permitted per
the IRC span tables. Structural calculations substantiating the design should be provided per
Section R301.1.3 or a revised design should be submitted.
3. See Sheet 1 and 2. It appears that the floor framing on the second floor extends over the
location of the stairs. See location of the 13-foot long 4x10 floor beam. The beam extends over
the last few steps that lead into the second story outlook room. Provide framing information at
the top of the stairs. (See Architectural Comment 10, the section cut should provide this
information)
