Mr. Russ Welser <br />Designs Northwest Architects <br />Plan Check Number: B2101-041, First Building Review <br />March 17, 2021 <br />General <br />1. The Site Plan on Sheet A0.1 appears to show that the east addition will be constructed up to <br />the 5-foot setback. See Section R106.1.1. The following comments should be addressed: <br />a. The setback should be shown on the plans to verify the distance between it and the building <br />wall. <br />b. The roof eave in the Roof plan on Sheet A2.3 appears to extend into the setback. The <br />extension into the setback should be dimensioned. <br />c. The roof eave is required to be one -hour construction per Table R302.1(1). Alternatively, a <br />detail should be provided showing compliance with Footnotes (a) and (b). <br />Architectural <br />1. The Stair Section 2/A4.3 appears to show that the stairway does not have the minimum 6' 8" <br />clearance required per Section R311.7.2. The minimum clearance should be specified. The <br />design may need to be revised if the minimum clearance is not provided. <br />2. The exRing Bedroom 2 in the Lower Floor Plan on Sheet A2.1 should be provided with an egress <br />Window per Section R310.2. <br />3. The guard around the stairs per the Main Floor Plan on Sheet A2.2 appears to be Intended as a <br />proprietary system. The new deck on the north side of the building also appears to include a <br />guard system per Elevation 2/A3.1; the deck guard is not shown in the plan. The following <br />comments should be addressed: <br />a. The guards and connections to the supporting framing are required to resist a 200 lb load <br />per Table R301.5. A note should be provided. <br />b. The framing around the opening perimeter should be sufficient to facilitation the connection <br />of the guard and develop the 200 lb load. <br />c. The exterior guard connections should be detailed to prevent water infiltration, particularly <br />where the deck encloses interior space below. <br />4. The new exterior walls for the Lower Floor gym do not appear to include a raised foundation <br />wall, placing the wood -framed construction within 2 inches of the exterior grades. The wall <br />construction, including the siding, should be decay -resistant construction per Section R317. <br />Detail 7/S4.1 is notes as providing this clearance. However, the building sections on Sheet A4.1 <br />do not indicate this will be provided, notably where an exterior slab -on -grade occurs. <br />S. The Main Floor Plan on Sheet A22 shows a whole house ventilation system in the New laundry <br />room. The following comments should he addressed: <br />a. The drawings should state compliance with one of the systems specified in Sections <br />M1507.3.4 through M1507.3.7; the requirements for the selected system should be <br />specified in the plans. <br />b. The location of the fan places it in a room that is separated from the remainder of the <br />house by a door.
