Mr. Russ Weiser <br />Designs Northwest Architects <br />Plan Check Number: B2101-041, First Building Review <br />March 17, 2021 <br />6. The New Laundry room in the Main Floor Plan on Sheet A2.2 should include a note requiring the <br />dryer exhaust to Comply with IRC Section M1502. <br />7. The plans should specify an access hatch for the attic per IRC Section R807. <br />Structural <br />1. The Main Floor framing around the stairway may require modification to address Architectural <br />Comment 1. Modifications of the vertical framing above and below, including the foundations, <br />may also be required. See IRC Section R301.1.3, and IBC Sections 1604.1 and 1604.4. <br />2. Details for the construction of the stair stringers should be provided. Due to the spans, the <br />stringers may require strengthening to support the applied loads. The stringers will be <br />supported by the slab -on -grade and should comply with IRC Section R317.1(3). See IRC <br />Section R301.1.3, and IBC Sections 1604.1 and 1604.4. <br />3. The Second Floor Framing Plan on Sheet S2.2 appears to include new shear walls that are not <br />identified. The plans should be clarified as needed. See Section 106.1.1. <br />4. The structural framing plans appear to indicate the use of shear walls with nail spacing less <br />than 6 inches. The Special Inspection schedule on Sheet SI A should include shear wall nailing. <br />See IRC Section R301.1.3 and IBC Section 1705.12.2. <br />This review has been performed for general compliance with the building codes as adopted and <br />amended by the state of Washington and the city of Everett. Corrections and comments made <br />during the review process do not relieve the project from compliance with code and permit <br />requirements.
