1. PROJECT OVERVIEW <br />This document is intended to provide engineering information necessary to support the <br />building permit application to the City of Everett for the single-family residence (SFR) <br />and concrete driveway proposed on this lot. The site is located at 5505 Ocean Ave, refer <br />to Figure 1 for a vicinity map. The site area is approximately .25 acres. Access is taken <br />from the existing road (Ocean Ave) to the west. The existing site currently undeveloped <br />and the majority of the parcel is pasture. The slopes of the site in the area of disturbance <br />are moderate and average approximately 11 percent down to the northwest. The <br />proposed SFR will be set approximately twenty feet from the western and southern <br />property lines. <br />This project proposes to construct more than 2,000 sf and less than 5,000 sf of new and <br />replaced impervious surfaces. Therefore, Minimum Requirements 1-5 apply to all of the <br />new and replaced impervious surfaces for this project along with all the converted <br />vegetated areas. The proposed impervious surfaces will be tightlined to an existing <br />storm system via a perforated stub out connection. Included on the following page is a <br />copy of the MR flow chart from the Department of Ecology (DOE) 2019 Stormwater <br />Management Manual (SWMM). <br />Figures 2 & 3 are provided to show the existing and developed basins and runoff <br />conditions for this site. The runoff in the existing conditions sheet flows gradually over <br />vegetated surfaces towards the western property line. <br />Due to the size of the project, Minimum Requirements 1-5 apply to all of the new plus <br />replaced impervious surfaces, as well as any converted pervious surfaces. All drainage <br />improvements have been designed to meet or exceed the 2019 DOE Stormwater <br />Management Manual requirements. <br />Ocean Ave SFR 21-0634 <br />February 2022 Page 3 <br />
