2. EXISTING CONDITIONS SUMMARY <br />The site is located at 5505 Ocean Ave in the city of Everett and covers approximately <br />.25 acres. See Figure 1 —Vicinity Map <br />Land use around the site is primarily single-family residences (SFR). The existing site is <br />undeveloped, and the majority of the parcel is pasture. For this project 3,427 sf of roof <br />impervious surfaces will be added. The existing developable site is rectangular in shape. <br />The USDA Web Soil Survey shows the soils as being Alderwood-Everett gravelly sandy <br />loams with an approximate depth to water table of 18 to 36 inches. Refer to Figure 4 <br />and Appendix A for soil information. The general site slopes, in the area of disturbance, <br />are moderate and average approximately 11 percent down to the northwest. Based on <br />the existing soil information and the setbacks of the proposed improvements from any <br />of the property lines or critical areas there is little potential for erosion or sedimentation <br />during construction assuming the basic BMPs included in the SWPPP are installed and <br />maintained properly.
