Please review and respond to the comments below. <br />1. The proposed addition appears to have a sleeping room. The sliding door <br />appears to be another means of egress and appears to require an exterior <br />landing as this does not appear to be shown on the drawings. Please verify and <br />confirm. Also, please revise drawings as required for such landings. IRC R311.3. <br />2. The proposed bathtub location to does not appear to maintain a 21" <br />minimum clearance with other plumbing fixture locations. Please revise <br />drawings as required. IRC R307.1. <br />3. Please indicate the locations of smoke and carbon monoxide alarms for the <br />new addition and throughout the existing structure as these appear to be <br />missing from the drawings. IRC R314, R315. <br />4. Please verify that roof ventilation is provided in the addition. It is unclear on <br />the drawings where the roof vents are for the addition. IRC R806. <br />5. Proposed alterations to the existing roof framing to support the addition and <br />dormers (overframing and sintering rafters) require the altered existing framing <br />to meet the load requirements of new construction per IRC R302.7.1. Please <br />demonstrate compliance via prescriptive load tables per IRC R802.5 or <br />engineered design per IRC R301.1.3 that the affected existing Nit roof <br />construction can support new construction design loads. <br />In order for the processing of your application to continue, it will be necessary <br />to provide the Building Division with two new sets of revised construction <br />documents reflecting the corrections requested. Please include a response <br />letter indicating how the corrections were resolved. <br />Page 1 of 2 <br />
