Portions of the text in the drawings are not legible, including but not limited to smaller text <br /> using italicized font. Revised drawings with legible font should be submitted for review. See <br /> Section R106.1.1. <br /> 2. The proposed drawings do not appear consistent with the existing construction of the building. <br /> Revised drawings that accurately depict the existing construction should be submitted for <br /> review. Modifications that have been previous performed without a permit should be shown as <br /> new construction and should comply with the full requirements of the 2015 IRC. See IRC <br /> Section 106.1.1. Unpermitted modifications include but are not limited to: <br /> a. Modification of the west exterior wall for the original garage door opening. Current photo- <br /> documentation indicates a double man door at this location. <br /> b. Removal of an eave extension on the south side at the exterior door. <br /> c. Removal of a 6'+/- wide window in the south exterior wall at the west end. <br /> d. Addition of an exterior door in the west exterior wall. <br /> e. Removal of two 3'+/- wide windows in the west exterior wall. <br /> f. Removal of exiting chimney and patching of the roof along west side of the building. <br /> 3. The do not provide clear existing/demolition and construction drawings. Existing and new <br /> construction is not delineated. The drawings do not specify demolition of exterior wall openings <br /> and interior walls. The drawings should be revised using standard drawing conventions for <br /> building components (e.g, framing), assemblies (e.g, walls), and systems (i.e.,heating- <br /> ventilation-air conditioning). Typical conventions include but are not limited to: <br /> • Use of lightly-drawn or thin lines and non-shaded walls for existing work. <br /> • Use of dashed lines and diagonally in-filled walls for demolition work. <br /> • Use of bold or thick lines and shaded walls for new work. <br /> • Existing work identification proceeded with "(E)" (e.g., (E) WALL, etc.). <br /> • New work specified (i.e., 4x8 BEAM); omission of"(E)" implies work is new. <br /> 4. Work requiring additional permits should be listed. Additional permits may include, but are not <br /> limited to, electrical, mechanical, and plumbing. <br /> 5. The proposed project appears intended to comply with the requirements of the 2015 <br /> International Residential Code. The code should be specified in the construction drawings. See <br /> the Everett Municipal Code Section 16.005.030 Article A. <br /> 6. Continuing with the previous comment, the proposed new construction and modifications to the <br /> existing building framing may not comply with the prescriptive limitations of the IRC. <br /> Assemblies, framing, and connections that do not comply should be designed per accepted <br /> engineering practice (e.g., IBC and reference structural standards, etc.). Structural calculations <br /> substantiating the design should be submitted for review. Special inspections may be required <br /> per IBC Chapter 17. See IRC Section R301.1.3 and IBC Section 1604.1, and additional <br /> comments below. <br /> 7.
