Ms. Corrie Stark
Plan Check Number: B2006-047, Second Building Review
November 24, 2020
supported on the existing slab-on-grade (SOG), walls supported on the new floor or the SOG,
and new framing and foundations to support the new framing above. A minimum of one full
building section parallel to the GLB should be provided. A perpendicular section at the water
heater should also be provided to show the supporting framing. Additional sections should be
provided as needed to show the proposed work. See Section R106.1.1.
Architectural
1. The kitchen should be provided with local exhaust per IRC Section R303.4.
2. The location, type, size, and swing of all doors should be specified. The minimum clearance for
all doors should be 6'-8" per IRC Section R305.1.
3. Provide exterior doors and landings per IRC Sections R311.1 through R311.3. Threshold steps
should comply with Section R311.3.1 or R311.3.2.
4. The "New Floor Plan" on Sheet Al includes a new glulam beam (GLB). The minimum 7-foot
clearance to the beam should be shown in the building section. See Section R305.1.
5. Roof ventilation should be specified complying with IRC Section R806; a minimum 1" air gap
should be provided between the insulation and roof sheathing per Section R806.3.
6. Sections 1/A-1 and 2/A-1 specify R-21 batt insulation in nominal 4-inch exterior walls. The R-21
insulation requires a minimum 5.5-inch wall cavity. The wall cavity should be increased or the
insulation revised to achieve the minimum required thermal rating. See WSEC Section R503.1
and Table R402.1.1.
7. Section 2/A-1 specifies R-30 batt insulation. The R-30 insulation requires a minimum 9.25-inch
cavity. The depth of the framing is not specified; structural comments below. The depth
should be sufficient for the insulation and to provide a gap between the insulation and the slab-
on-grade. See WSEC Section R503.1 and Table R402.1.1.
8. The thermal rating (i.e., Rmin, Umax) should be specified for the exterior doors and windows per
WSEC Tables R402.1.1 or R402.1.3.
9. The building should be designed to comply with the additional energy efficiency requirements of
WSEC Section R406. The construction drawings should include a schedule listing the selected
energy credits for the proposed project.
10. The building should specify a whole house ventilation system complying with See IRC Section
M1507.3. The drawings should state compliance with one of the systems specified in Sections
M1507.3.4 through M1507.3.7; the requirements for the selected system should be specified in
the plans. See IRC Section R303.4 (WAC). Where an exhaust fan is required, the location and
exhaust rate should be specified in the plans; the fan should not be located in room that can be
sealed (i.e., closed door) from the majority of the dwelling space.
3200 Cedar Street © 425.257.8810 0everetteps@everettwa.gov
Everett,WA 98201 425.257.8857 fax everettwa.gov/permits
Page 3 of 6
