The submitted sketch is not sufficient for a complete review to be performed at this time. <br /> Construction-level drawings should be submitted for review. Preliminary review comments have <br /> been provided to assist in developing construction drawings. Additional comments may be <br /> provided pending a review of the revised submittal documents. Handouts and Checklists are <br /> provided by Permit Services to assist in the preparation of the construction drawings: <br /> https://everettwa.gov/169/Permit-Services. See IRC Section 106.1.1. Revisions should include <br /> but are not limited to: <br /> a. All drawings should be drawn on a standard sheet size (e.g., 11"x17"), legible, and good <br /> reproduction quality. Original copies of drawings should not be submitted for review. <br /> b. The site plan should be revised to show the location of the new building. The plans should <br /> specify lot setbacks (EMC and IRC Section R106.2), building fire separation distances (IRC <br /> Sections R202 and R302), utilities (IRC Sections R306.3 and R306.4), and means of egress <br /> from the building to the public way (IRC Section 311.1). <br /> c. Construction-level drawings specifying the architectural, structural, and building system <br /> requirements (e.g., mechanical, electrical, utilities, etc.). All work should be drawn to a <br /> standard architectural scale (e.g., 1/4"=V=0"). Non-structural work may be shown on the <br /> architectural drawings or in separate discipline drawings. Separate drawings are <br /> recommended where significant work is being performed. See other sections in this review <br /> letter for additional comments. <br /> d. The construction drawings should be prepared using standard drawing conventions for <br /> building components (e.g, framing), assemblies (e.g, walls), and systems (i.e.,heating- <br /> ventillation-air conditioning). Typical conventions include but are not limited to: <br /> • Use of lightly-drawn or thin lines and non-shaded walls for existing work. <br /> • Use of dashed lines and diagonally in-filled walls for demolition work. <br /> • Use of bold or thick lines and shaded walls for new work. <br /> • Existing work identification proceeded with "(E)" (e.g., (E) WALL). <br /> • New work specified (i.e., 4x8 BEAM); omission of"(E)" implies work is new. <br /> e. Specify the site address on all plans (IRC Section R319). <br /> f. The construction drawings should include a statement summarizing the proposed scope of <br /> work (SOW) for the project. Key project elements should be listed. Information that is not <br /> in the SOW (e.g., future work not-in-scope (NIC), separate buildings on the same lot, site <br /> work including retaining walls, fences, and pools and spas) should be identified; NIC work <br /> should also be indicated in the plans. <br /> g. Work requiring additional permits should be listed. Additional permits may include, but are <br /> not limited to, electrical, mechanical, plumbing, and fire sprinklers. <br /> 2. The proposed project appears intended to comply with the requirements of the 2015 <br /> International Residential Code. The code should be specified in the construction drawings.
