See IRC Section R317.3. <br /> 2. The construction drawings should include a section of structural notes specifying general <br /> requirements for the project. See IRC Table R301.2(1) and EMC Section 16.01.010(J). <br /> Standard requirements provided in this comment are based on IRC-based design criteria; <br /> criteria from other standards (e.g., ASCE 7-10, etc.) should be specified when used. The <br /> general requirements should include but are not limited to: <br /> a. Reference design standards and edition (e.g., 2015 AWC NDS). <br /> b. Gravity loads (e.g., live, snow, superimposed building weight, etc.). <br /> c. Snow design criteria. The design should consider a minimum snow load of 25 psf (EMC) <br /> unless an engineered design is performed per IRC Section 301.1.3. <br /> d. Wind design criteria. The design wind speed is Vasd=85mph (Vult=110mph) (EMC). The <br /> wind exposure category for the city of Everett is typically B, except for buildings located <br /> near open terrain or with unobstructed water views. See IRC Section R301.2.1.4 and Table <br /> R301.2.1.3. <br /> e. Weathering exposure. The weathering condition for the city of Everett is"moderate". <br /> f. Seismic design criteria. The Seismic Design Category is D2 (EMC). <br /> g. Specified material strengths (e.g., minimum concrete strengths per IRC Table R402.2, etc.), <br /> grades (e.g., all wood framing DFL #2 or better, etc.), and other general information for <br /> use in the structural construction (i.e,. all proprietary hardware specified in the drawings <br /> should be [fill in]-brand products or approved equal, etc.). <br /> 3. The construction drawings should specify the requirements for braced wall panels. See IRC <br /> Sections R106.1.3 and R602.10. The drawings should include but are not limited to: <br /> a. Braced wall line locations, lengths, and spacing. See IRC Section R602.10.1. <br /> b. Minimum number and length of wall panels per IRC Sections R602.10.2.3, R602.10.3, and <br /> R602.10.5, respectively. The submitted documentation should include calculations as <br /> needed to substantiate the number and length of the walls. <br /> c. Wall construction per IRC Section R602.10.4 and Table R602.10.4. <br /> d. Wall-to-roof connections per IRC Section R602.10.8.2. <br /> e. Wall anchorage connections to foundations per IRC Sections R602.10.8.1, R602.11 and <br /> R403.1.6. <br /> f. Location and type of brace panel holdowns for both wall-to-wall connections across floor <br /> lines and wall-to-foundation connections. The make and model of proprietary connections <br /> should be specified, and include the type and number of fasteners. <br /> 4. The minimum fastening requirements for the wood framing should be specified. See IRC Table <br /> R602.3(1). A schedule should be provided listing the type of connections, and the type and <br /> number of fasteners for each connection. The list should include but is not limited to: <br /> a. Wall studs to top and bottom plates. <br /> b. Top plate splices. <br /> c. Built-up headers. <br /> d. Header to supporting framing (e.g., king and jack studs). <br /> e. Wall corners. <br /> f. Roof sheathing. <br /> g.
