The boiler/water heater room is located in a space where combustion air is being obtained from a sleeping room (proposed). This is considered a prohibited location per International Mechanical Code (IMC) 303.3. A dedicated enclosure with a self-closing, solid,weather-stripped door meeting air leakage requirements may be required (see IMC 303.3, Exception 3). Please note that other exceptions such as exception 1 may also address this issue. 2. Based on the intention to keep the boiler and water heater in its current location and convert the office into a bedroom, it is unclear if there is enough combustion air being supplied to satisfy the BTU ratings of these units. Per our discussion yesterday, combustion air is being supplied through the crawlspace from the outside. A mechanical contractor will need to present a calculation indicating that there is enough combustion air being supplied from the crawl space as well as any modifications(as required)to satisfy the combustion air requirements. International Fuel and Gas Code (IFGC) 304 provides computational requirements for reference. Please provide additional drawings or submittal materials as needed to address these code issues given the proposed office to bedroom alteration.
