The documents submitted in response to the intake review included brief annotations of the <br /> review letter that were not sufficiently clear to indicate the responses to the comments. A <br /> response letter is required per Item (a) above to clearly indicate how each comment has been <br /> addressed. <br /> Architectural <br /> 1. The house should have an egress path leading to a public way. The response to the intake <br /> comments stating "See Site Plan" is not sufficient; the site plan does not show the required <br /> egress. See Section R311.1. <br /> 2. Continuing with the previous comment, the proposed work eliminates the exit next to the <br /> garage. Egress through the garage is not allowed per Section R311.1. The new designated <br /> egress door, landings, and stairs are required to comply with Sections R311.2, R311.3, R311.7, <br /> and R311.7.8. The egress route should also comply with Section R311.8 if a ramp is required <br /> to reach the public way. See additional structural comments below. <br /> 3. The exterior door at the rear of the garage should be provided with a landing per Section <br /> R311.3. The step height for the door to landing, and landing to grade, should be specified. <br /> See Section R311.3.2. <br /> 4. The construction drawings should include a note requiring the smoke/CO alarms to be <br /> hardwired, interconnected, and provided with back-up battery power as required. Alarm <br /> clearances should comply with Section R314.3 Item 4 and Section R314.3.1. <br /> 5. Continuing with the previous comment, a heat detector is required in the garage per Section <br /> R314.2.3. The detector should be interconnected with the other alarms. <br /> 6. The construction drawings specify spray foam insulation to create a non-vented roof over the <br /> Pantry/Den area complying with Section R806.5. Details should be included in the drawings. <br /> The details should show that the framing is sufficiently deep for the required insulation. <br /> 7. The project appears to include installed a new raised floor system in the Pantry/Den area of the <br /> house. The following comments should be addressed: <br /> a. The floor is required to have insulation with a minimum thermal value of R-30. See WSEC <br /> Table R402.1.1. <br /> b. The floor step at the garage door should not exceed 7.75 inches per Section R311.3.2. <br /> c. The floor may result in a vertical clearance that is less than 7 feet as required by Section <br /> R305.1. The minimum required height should be maintained and specified in the drawings. <br /> 8. Seismic restraints should be specified for the water heater per Section M1307.2. <br /> 9. The project includes exposing the exterior envelope cavities for the entire building. The <br /> building is required to be insulated per WSEC Section R503.1.1.
