The required thermal ratings for each type of <br /> vertical fenestration should be specified. See WSEC Table R402.1.1. <br /> Structural <br /> 1. The project involves removing walls that are or may be load bearing, including but not limited <br /> to the center wall in the garage and the walls to convert the second bedroom into a Master <br /> Bathroom and Closet. Roof and floor framing and foundation plans showing the modified load <br /> paths are required. The modified load paths should comply with the prescriptive limitations of <br /> the IRC. Alternatively, an engineered analysis and design may be performed per Section <br /> R301.1.3; sealed and signed drawings and calculations prepared by a professional engineer <br /> licensed in the state of Washington are required per RCW 18.43.010, 18.43.020, and <br /> 18.43.070. See Section R301.1. <br /> 2. Details for the construction of the new walls should be included. The details should specify <br /> connections for the top and bottom framing plates to the existing structure. The details should <br /> include headers (e.g., garage wall supporting roof, etc.). See Sections R106.1.1, R301.1, <br /> R602.4, and R602.7. <br /> 3. The project appears to include a new raised floor system in the Pantry/Den area of the house. <br /> Note that there is a new step between the Pantry and Garage. No raised floor system is <br /> currently present as documented by recent electrical inspection photography. The floor <br /> construction should be shown. See Sections R106.1.1, R318, and Chapter 5, and architectural <br /> comments above. <br /> 4. Details for the construction of landings, stairs, and ramps for the egress route should be <br /> included in the construction drawings. See Section R106.1.1 and architectural comments <br /> above. <br /> This review has been performed for general compliance with the building codes as adopted and <br /> amended by the state of Washington and the city of Everett. Corrections and comments made <br /> during the review process do not relieve the project from compliance with code and permit <br /> requirements.
