See IRC Sections R106.1.1 and R301.1. <br /> 13. The project involves removing load-baring walls. Framing plans showing the <br /> existing roof construction and the modified load paths are required. The modified <br /> load paths should comply with the prescriptive limitations of the IRC. Alternatively, <br /> an engineered analysis and design may be performed per IRC Section R301.1.3; <br /> sealed and signed drawings and calculations prepared by a professional engineer <br /> licensed in the state of Washington are required per RCW 18.43.010, 18.43.020, <br /> and 18.43.070. See IRC Section R301.1. <br /> 14. Foundations should comply with IRC Chapter 4. Wood-framed construction on <br /> foundations should comply with Section R317.1, including clearance per Item 5. <br /> 15. Headers should comply with IRC Section R602.7. King and jamb studs should <br /> be specified for each header per Section R602.7.5. <br /> 16. The proposed project includes the demolition of non-bearing walls. Framing <br /> plans for the floor, ceiling, and roof should be provided to substantiate that the walls <br /> are not load-bearing. The plans should also include a note requiring the contractor <br /> to verify the walls are not load bearing prior to demolition. See IRC Section R301.1. <br /> 17. Details for the construction of the new walls should be included. The details <br /> should specify connections for the top and bottom framing plates to the existing <br /> structure. See IRC Sections R106.1.1 and R301.1. <br /> \3 <br />
