Construction-level drawings prepared using established drafting standards <br /> are required to substantiate compliance with the IRC. The drawings should include <br /> plans, building sections, details, material specifications, design loads, architectural <br /> and structural notes, etc. as needed to clearly show the proposed work. The current <br /> editions of the building codes applicable to the project should be specified. See IRC <br /> Section R106.1.1. N�-�,1 <br /> Architectural: <br /> 2. The house should have an egress path leading to a public way. This should be shown in <br /> the site plan. See IRC Section R311.1. ••CL,-- 'ifk+ <br /> 3. All exterior doors should be provided with landings per IRC Section R311.3. The landing <br /> locations and dimensions should be specified in the plans. The steps and door swing <br /> directions should comply with Section R311.3.1. T <br /> 4. Smoke and CO alarms should be provided per IRC Sections R314 and R315. A <br /> heat detector is required in the garage per Section R314.2.3. The locations of all <br /> alarms should be shown on the plans. A note should be included requiring the <br /> alarms to be hardwired, interconnected, and provided with back-up battery power as <br /> required. Alarm clearances should comply with Section R314.3 Item 4 and Section <br /> R314.3.1. r J <br /> 5. The roof details should comply with the ventilation requirements of IRC Section <br /> R806 and WSEC Section R402.2.3. Include a calculation for the minimum required <br /> ventilation area in the drawings. The vents should be equally distributed between <br /> the roof eaves and ridge, and around the building perimeter. "-et S tor- <br /> 6. The attic spaces should be provided with access openings per IRC Section <br /> R807. <br /> 7. The house includes a flat roof over approximately one-half of the footprint. This <br /> appears to require an unvented roof construction. Details complying with IRC <br /> Section R806.5 should be included in the drawings. 013 f9 - <br /> 8. The project includes exposing the exterior envelope cavities for the entire <br /> building. The building is required to be insulated per WSEC Section <br /> R503.1.1. Where required, insulation complying with current code should be <br /> provided per Table R402.1.1.
