Zone District 4729 View Drive / R-1 Single Family Residential <br /> Request: Construct detached accessory building to a height of 20 feet and a footprint of 1,925 s.f. <br /> Public Review: Public notice was provided by placing 2 notice signs on the project property and mailing <br /> notice postcards to property owners within 150 feet of the site. The two week public comment period was <br /> completed and no comments were received. <br /> Accessory Building Development Standards,(EMC 19.07.020 and Table 6.1) <br /> Setbacks: The smallest proposed setback is ten feet,which exceeds the minimum five foot setbacks required <br /> from the rear and side property lines. <br /> Uses: The building may contain only uses accessory to the permitted principal use,a single family residence, <br /> and may not contain bedrooms,kitchens or dining rooms. The proposed use is a five car garage. <br /> Roof Pitch: A minimum 6:12 roof pitch is required or to be consistent with the roof pitch of the principal <br /> building. The proposed 4:12 pitch matches the slope of the main house. <br /> Lot Coverage; The maximum building lot coverage in the R-1 zone is 35%. With the addition of this <br /> accessory building,the lot coverage would be approximately 26% <br /> Metal Siding and Roofing: Metal roofing and siding is prohibited. None is proposed. <br /> Critical Areas <br /> The east end of the property is designated as a steep slope critical area. A geotechnical report has been <br /> prepared which includes recommendations for the construction of the building. <br /> BUILDING HEIGHT DECISION CRITERIA(EMC 19.07.020(J)(2)) <br /> a. The accessory building shall not exceed 20 feet. The proposed building is at 19.5 feet <br /> b. The accessory building is compatible with the neighborhood.The subject site and abutting properties are <br /> on large lots which slope downward from View Drive to Broadway and 1-5 beyond. The houses enjoy <br /> eastward views. Given the downward slopes of the lots and the presence of view blocking vegetation at <br /> the bottom of the properties,the garage is not expected to have an adverse impact on views. The <br /> nearest neighboring house is roughly 80-90 feet from the proposed garage. The single story profile and <br /> 4:12 roof pitch is compatible with the single family neighborhood. <br /> c. A covenant shall be provided in which the owner acknowledges use limitations of the structure. This will <br /> be required before building permits are issued: <br /> BUILDING FOOTPRINT DECISION CRITERIA(EMC 19.07.020(M) <br /> 1. The 19,600 s.f lot exceeds the 18,000 s.f.minimum. <br />
