0 <br />R//A <br />RONIN ARCHITECTS <br />c. The Snohomish County Assessor indicates that the basement is unfinished. <br />All construction should be identified as new. <br />R: ALL NEW CONSTRUCTION <br />d. The east side of the Basement level appears to include above -grade exterior <br />windows and doors. However, this side of the basement is below -grade. <br />R: WINDOW WELLS PROVIDED WITH 6" STEP FOR EGRESS <br />6. The proposed project includes converting the basement into a new dwelling unit. <br />Each dwelling unit is required to have egress access to a public way. The presumed <br />exterior door on the east side appears to open into a hillside. The design should be <br />clarified. Where new retaining walls are required, they should be shown on the <br />plans. Details and calculations for the design of the walls should be submitted for <br />review per IRC Section R301.1.3. The egress door should be provided with an <br />exterior landing per Section R311.3. See IRC Section 106.1.1. <br />7. The proposed project appears to include emergency escape window wells on the <br />west side. See IRC Section R310. The following comments should be addressed: <br />a. A section should be provided through the window wall and wells indicating <br />the vertical dimensions. <br />R: SHOWN ON PLANS <br />b. The windows should specify the minimum requirements per Section <br />R310.2.1. <br />8. The proposed project is converting a SFR into two dwelling units with modified <br />rooms on both levels. Each habitable room should comply with the minimum area <br />and dimension requirements of IRC Section R304. Dimensions for all rooms should <br />be specified. <br />9. The proposed project includes converting an unfinished basement into a new <br />dwelling unit. The unit is required to have minimum ceiling heights complying with <br />IRC Section 305.1. The clearances should be shown in the drawings. <br />10. The proposed project includes an apparent six-foot addition on the south side at <br />the Main level. The following comments should be addressed: <br />a. The size of the proposed addition should be dimensioned. See IRC Section <br />R106.1.1. <br />R: SEE A1.6 <br />b. The south side faces the property frontage. The site plan on Sheet A-1 <br />should be revised to specify the minimum required setback on this side.
