The <br />floor -ceiling assembly separating the units should have a minimum fire -resistance <br />rating of 1 hour per IRC Section R302.3. Details for the construction of the <br />assembly demonstrating the minimum required fire -resistance should be provided. <br />In addition, penetrations of the assembly should comply with Sections R302.4.1 and <br />R302.4.2. <br />R: REF. A1.8 <br />12. The proposed project appears to include substantial modifications to the existing <br />structural systems, including the walls, floor, roof, and foundations. Framing plans <br />and details should be included clearly indicating the existing and new construction. <br />Note that it is not clear if the proposed design will comply with the prescriptive <br />requirements of the IRC. Structural calculations demonstrating compliance with the <br />IBC should be submitted for review. See IRC Sections R301.1.2 and R301.1.3. <br />R: SEE STRUCTURAL DRAWINGS <br />13. The proposed project appears to remove the existing braced wall line at south <br />exterior wall. The new building configuration should comply with the requirements of <br />IRC Section R602.10. Note that the distance between braced wall lines for the <br />east -west direction appears to be 62 feet, which exceeds the limits of Table <br />602.10.1.3 for both wind and seismic design. A lateral design for the modified <br />structure should be performed per IRC Section 301.1.3. <br />R: SEE STRUCTURAL DRAWINGS <br />14. Continuing with the previous project, the addition on the south side appears to <br />be foundation above or behind and existing concrete retaining wall. The minimum fastening requirements should be specified. See IRC Table <br />R602.3(1). A schedule should be provided including but not limited to: <br />a. Wall studs to top and bottom plates. <br />b. Top plate splices. <br />c. Roof and floor framing. <br />d. Beams and header to supporting framing (e.g., king and jack studs). <br />e.
