Please <br />see below for a list of needed information and corrections. <br />1. Due to proposed alterations to the slope a geological assessment shall be submitted for <br />review. Please see Everett Municipal Code (E CC) 19.37 regarding Critical Areas, <br />specifically Geologically Hazardous Areas. The subject property has mapped erosion <br />and landslide hazardous slopes and due to the proposal including excavation, all <br />alterations to the soil most be supported by a qualified professional's assessment and <br />recommendations; <br />2. Height Calculations. Please provide height calculations per City standards using average <br />base elevation and measured to the highest point of the roof Please see the attached <br />checklist for instructions (pg. 4-5). Height calculations must be shown on the site plan <br />and the elevation drawings; <br />3. Site Plan (All required information may not easily fit onto one sheet, please see pages 8- <br />11 in attached checklist). <br />a. East lot line abutting Friday Avenue is the front property line and has a 20-foot <br />setback; <br />b. West lot line abutting neighboring property above is the rear properly line and has <br />a20-foot setback; <br />c. South lot line abutting Temple Drive is the street side property line and has a 10- <br />foot setback; <br />d. All other lot lines are side lot lines and have 5-foot setbacks; <br />e. Show all existing building setback distances and proposed building setback <br />distances from all lot lines; <br />f. All existing and proposed retaining walls must be shown on the site plan and must <br />include height; <br />g. It is not clear from looking on the site plan that an addition is being proposed to <br />the existing residence. Include hash marks that indication the proposed area of <br />work, with dimensions; <br />h. New asphalt driveway must include dimensions and square footage; <br />i. Existing on -grade parking off of Temple Drive must be of an approved parking <br />surface; <br />j. Legal Description; <br />k. Tax parcel number; <br />I. Percent of lot coverage by building; <br />m. Calculate surface area; <br />n. Contours. Show existing and proposed elevation contours. <br />4. Note. The proposed accessory dwelling unit will require school impact fees to be paid at <br />time of pemtit issuance. The Everett School District fee for a new ADU with more than <br />one bedroom is currently $9,125.00; <br />
