The proposed project appears to include emergency escape window wells on the west side. <br />See IRC Section R310. The following Comments should be addressed: <br />a. A section should be provided through the window wall and wells indicating the vertical <br />dimensions. <br />b. The windows should specify the minimum requirements per Section R310.2.1. <br />8. The proposed project is converting a SFR into two dwelling units with modified rooms on both <br />levels. Each habitable room should comply with the minimum area and dimension requirements <br />of IRC Section R304. Dimensions for all rooms should be specified. <br />9. The proposed project includes converting an unfinished basement into a new dwelling unit. <br />The unit is required to have minimum ceiling heights complying with IRC Section 305.1. The <br />clearances should be shown in the drawings. <br />10. The proposed project includes an apparent six-foot addition on the south side at the Main level. <br />The following comments should be addressed: <br />a. The size of the proposed addition should be dimensioned. See IRC Section R106.1.1. <br />b. The south side faces the property frontage. The site plan on Sheet A-1 should be revised to <br />specify the minimum required setback on this side. See IRC Section R106.2. <br />11. The proposed project converts the existing SFR into two dwelling units. The Floor -ceiling <br />assembly separating the units should have a minimum fire -resistance rating of 1 hour per IRC <br />Section R302.3. Details for the construction of the assembly demonstrating the minimum <br />required fire -resistance should be provided. In addition, penetrations of the assembly should <br />comply with Sections R302.4.1 and R302.4.2. <br />12. The proposed project appears to include substantial modifications to the existing structural <br />systems, including the walls, Floor, roof, and foundations. Framing plans and details should be <br />included dearly indicating the existing and new construction. Note that it is not clear if the <br />proposed design will comply with the prescriptive requirements of the IRC. Structural <br />calculations demonstrating compliance with the IBC should be submitted for review. See IRC <br />Sections R301.1.2 and R301.1.3. <br />13. The proposed project appears to remove the existing braced wall line at south exterior wall. <br />The new building configuration should comply with the requirements of IRC Section R602.10. <br />Note that the distance between braced wall lines for the east -west direction appears to be 62 <br />feet, which exceeds the limits of Table 602.10.1.3 for both wind and seismic design. A lateral <br />design for the modified structure should be performed per IRC Section 301.1.3. <br />14. Continuing with the previous project, the addition on the south side appears to be foundation <br />above or behind and existing concrete retaining wall. Calculations substantiating the design of <br />the wall should be submitted for review. See IRC Section R301.1.3. <br />15. The minimum fastening requirements should be specified. See IRC Table R602.3(1). A <br />schedule should be provided including but not limited to: <br />a. Wall studs to top and bottom plates. <br />b. Top plate splices.
