DEI STRUCTURAL
DIBBLE ENGINEERS INC EVALUATION REPORT
November 9, 2022
Keck General Construction
7CEOVE1
Attn.: Mr. Shane Keck, President
17311 135th Ave NE _ JAN 2 7 2023
Suite B400 CITY OF EVERETT
Woodinville, WA 98072
Permit Services
Re: Olin Fields Apartments—Damaged Deck Framing Review
10115 Holly Dr. Everett,WA 98024
DEI Project#22-201
Dear Mr. Keck:
On Wednesday, October 261h, 2022, Dibble Engineers Inc. (DEI) completed a site visit to the Olin Fields Apartments.
Present for the site visit was Mr. Shane Keck and Mr. Jason Bean of Keck General Construction, Mr. Cody Jones of
Security Properties, and Ms. Lindsey Peterson of DEI.The purpose of this site visit was to review the exposed
damaged breezeway and floor framing and discuss preliminary repair options.
Project Description
The Olin Fields Apartments are a multi-family apartment complex and consists of 19 apartment buildings with a
clubhouse and office building. The apartment buildings are three-stories with wood-framed walls and floors. Each unit
appears to have a deck, with each of the floor level decks stacking. The units are accessed by exterior wood-framed
stairs and breezeways.According to the Contractor, there are approximately 112 damaged wood-framed decks and
at least 7 damaged breezeways to be reviewed and repaired.
Observations 64 repair Recommenaations
ITEM#1: BUILDING R-DAMAGED BREEZEWAY AND WALL FRAMING
iv • t ast corner of Building R, DEI observed severely damaged exterior wall and breezeway framing. There
• ►:ra I 6x beams bearing on bundled stud posts at each end of the exterior fin wall and one perpendicular 6x
beam hung off the face of one of_the other 6x beams. The perpendicular 6x beam intersects the western end of the
II n th age of s et„, 1T the Tr er • ; rallel 6x beam supports the stair stringers and
a ng. a br p 7? ••• to so th, WY e landing joists spanning east to west.
T: • prx beams are significantly damaged at the southern end. DEI recommends installing shoring to
•'o e beam ends per the attached SK-1,and then saw-cutting off the damaged beam ends up to three
AinAind If es an ha •ng t e .,_.f e _ ep.ce framing per the attached sketches. The perpendicular beam,
g t outhe ge •f t >G : 4 should be removed and replaced once the shoring is
Iled low e joi . he ep. -d der.odicular beam should be approximately six inches longer
than the existing beam, so that the beam end bears on the replaced bundled wall studs with the other 6x beam hung
off of the face. Refer to SK-3 for more information about this repair.
DIBBLE ENGINEERS INC 11029 Market Street, Suite 200, Kirkland WA 98033 1425.828.4200 I dibbleengineers.com
21(6
