Olin Fields Apartments—Damaged Deck Framing Review <br /> November 9,2022 <br /> DIBBLE ENGINEERS INC <br /> ITEM#2:BUILDING C—DAMAGED FLOOR FRAMING AT VENTS <br /> At the northwest elevation of Building C,DEI reviewed the framing conditions under the bellyband around the vent <br /> openings.At this location,the 2x10 rim and blocking is severely damaged and crumbling off.The ends of the floor <br /> joists and the floor sheathing are damaged between 12 to 20 inches back into the building.The double top plate <br /> below the rim and the bottom plate above the rim are damaged as well. DEI recommends that the Contractor <br /> removes the siding above and below the damaged rim,chasing the damaged framing until competent framing <br /> material is uncovered.Please reference the General Wood Remediation Guidelines on sheet S1.0 for more <br /> information on evaluating the structural competence of the existing wood framing.Contact DEI with any questions <br /> about the extent of the framing damages. <br /> Where the floor sheathing is damaged 16 inches or less, DEI recommends removing the damaged sheathing <br /> material,treating the remaining sheathing per the notes on sheet S1.0,and retrofitting the floor sheathing and <br /> connections per SK-4. If the floor sheathing is damaged more than 16 inches, DEI recommends removing and <br /> replacing the sheathing in four foot minimum square sections with edge fasteners to match the existing,or a <br /> minimum of 10d common nails at four inches on center at the edges.Replacing the damaged floor sheathing will <br /> require the removal and replacement of the lightweight floor topping at the interior of the unit. <br /> DEI recommends removing the damaged joist ends and treating the cut end in accordance with the General Wood <br /> Remediation Guidelines on sheet S1.0.The floor joist damage appears to follow the top face of the joists and the <br /> damage reduces in depth along the joist length.Where the floor joist damage is limited to three inches maximum <br /> approximately seven inches from the end, DEI recommends adding PSL blocking to retrofit the joist end connection <br /> per SK-6.The PSL blocking can span three joist bays between two undamaged floor joists. <br /> If floor joist damage exceeds the limits per SK-6, DEI recommends installing a supplemental full length 2x joist <br /> spanning back to the interior bearing wall.The supplemental full length joist should be stitched to the remaining <br /> competent portion of the existing joist with two 10d common nails spaced at six inches on center.Once the <br /> supplemental joist is installed,sawcut and remove the damaged joist end. <br /> PAGE 3 OF 6 <br /> 3j � <br />
