The correct address for the building is 1712 W Marine View Drive. The drawings should be <br /> revised. See IBC Section 502.1. Building address has been updated on all sheets. <br /> Fire Protection: <br /> 2. The drawings appear to include a gas fireplace. The plans should include wall details specifying <br /> clearances per FGC Section 305.8 and 308. See A2.0 detail (2) and (5) wall framing section and <br /> manufactures framing specifications. <br /> Egress: <br /> 3. The proposed occupancy classification is A-2 and has an occupancy exceeding 49 in the main <br /> seating area. The space requires two exits per IBC Table 1006.2.1. The exits are required to <br /> be spaced at least one-half of the maximum dimension of the space (i.e., 30 feet) per Section <br /> 1007.1.1. The exit door in the Office/Beverage Prep area is not allowed as one of the two exits <br /> from the A-2 space per Section 1016.2 Items (2) and (5). The floor plan has been updated to <br /> include an egress hall that serves as an accessory to the adjoining room and provides a <br /> discernible path of egress travel to an exit. <br /> 4. Continuing with the previous comment, it is anticipated that the second exit will be located in <br /> the north wall accessing the courtyard. The construction plans under Building Permit No. <br /> B2205-041 indicate gates blocking egress from the courtyard to the public way. A revised <br /> egress plan should be provided that includes the courtyard area and gates if this route provides <br /> the second exit. See IBC Section 107.2.3. N/A <br /> 5. The interior layout of the seat should be revised as needed to provided egress routes as <br /> required by IBC Sections 1029.9 and 1029.13, and IBC Sections 1101.2 and ICC A117.1-09 <br /> Chapter 4. N/A <br /> 6. The exit doors for the assembly space are required to specify panic hardware per IBC Section <br /> 1010.1.10. See note on A2.0 <br /> 7. Exit signs should be specified in the drawings per IBC Section 1013.1. The signs should include <br /> a note requiring minimum 90-minute emergency power per Section 1013.6.3. Exit signs have <br /> been added to A6.0 <br /> 8. Interior and exterior emergency egress lighting should be specified in the drawings per IBC <br /> Sections 1008.3.1 and 1008.3.2(5). The lighting should include a note requiring minimum 90- <br /> minute emergency power per Section 1008.3.4.
