• • Architectural: 5. With the revised proposed floor plan, each sleeping room are now classified per given classifications on IRC Section R330.3. (See sheet A5) 6. Each bedrooms have its own designated emergency egress openings. Every identified windows egress (existing or new) was labeled appropriately and noted with maximum sill height as per IRC R310.2.2. 7. Smoke alarms was added on every sleeping room and another set of smoke and CO alarm was added per IRC R314.3. As per required in the comments given on the initial proposal, a heat detector was added on garage and additional alarm outside proposed bedroom E. The alarm place near the kitchen was removed and a note requiring the alarms to be hardwired, interconnected, and provided with back-up battery power was added. (See sheet A5) 8. Please see Alteration 2018 WSEC table on sheet A2. There will be no alteration on the roof/attic and addition to existing building, so providing ventilation baffles is not necessary for the project. 9. New windows for bedrooms D &E were labeled with required thermal ratings of U=0.28. (See sheet A5) 10. Kitchen and bathrooms were added with exhaust fan and its minimum required performance rate was noted. 11.The existing heating system will be retained and use for this project. It was located on the garage area. (See sheet A4 or A5) 12.The existing water heater on the garage will be retained and use for this project. It has an existing seismic restraint. 13. Grab bar details was added on sheet A2. 14. The existing garage door swings inward, so it will be retained. There was an existing landing on the garage side of the door and it will be retained. 15. Deck/ramp foundation and framing plans were added on sheet A5. All details for the new deck and ramp were added on sheet A2 and A5. Structural: 16. Structural plans are revised and updated to comply with the required drawing plans mentioned in this section of the comments. The submitted plans now includes existing floor framing plan(AS), existing roof framing plan (AS), building section (A6), details (A2, A3&A6), fastening schedules (A3), materials requirements and general notes (A1).
