Motorcycle parking within the east interior side setback is not permitted per EMC 19.34.100I <br />GGLO RESPONSE: See response i5 below. <br />5. Landscaping is required within the east Interior side setback as a buffer from the surface lots per EMC <br />19.34.100.19.4, 19.311 and 19.35.060 Table 35-1. <br />GG W RESPONSE: We request conditional approval of 84 and AS as designed due to the following unique <br />circumstances. First, both properties on either side are owned by EHA and intended for use as <br />affordable rental housing. The "Future Phase" to the east along Pine Street was designed together with <br />the current phase as a master plan. Ninety -degree parking will be added to the drive aisle that is <br />currently on the east property line, ultimately creating a double -loaded parking aisle, similar to the one <br />between buildings A/D and B/C. East of the property line can nd landscaped, however, EHA owns the <br />property to the east and intends to develop before construction of Phase 1 Is complete, therefore; the <br />Intent of the setback is logically irrelevant. Therefore, please provide approval on the condition that the <br />layout is complementary with Future Phase 2. <br />6. The plant schedule on Page L651 should call out the following dimensions for landscape materials at time of <br />planting: al. Evergreen shrubs to be a min of 6' in height; bf. Shrubs to be a minimum of 18- in height and planted <br />at a minimum of 5 per 10i <br />GGLO RESPONSE: Minimum heights added to Evergreen frees in the planting schedule. Note added for <br />minimum size of shrubs. See planting plan for shrub planting densities. <br />).Detail A2 on page L-501 did not Indicate a maximum proposed height For structures that retain soil and located <br />in setbacks, refer to EMC 19.20.240 Table 20-5 for the maximum height permitted. <br />GGLO RESPONSE: Maximum height of wall depicted in detail is 4'6'. Walls taller than Vare depicted <br />on A4, L-504. This references Structural's retaining wall schedule.
