5. On Building A, a two-way communications system does not appear to be shown on the plans near the <br />landing serving elevator. Please verify and update the plans to indicate atwo-way communications <br />system per the WA state amended IBC 1009.8. <br />STRUCTURAL <br />1. On Sheets 5-000 and SA-114, the design load criteria for the photovoltaic system appears to be <br />missing from the plans. Please indicate this design load criteria on the plans. IBC 1603.1.8.1. <br />2. For Buildings C and D, it appears that seismic joints(3.5" horizontal joint distance) are being <br />specified between high roof and low roof portions of the buildings. Please indicate the building <br />separation distance calculation between these portions of building as this appears to be missing <br />from the permit calculations. ASCE 7-1012.12.3. <br />3. For Buildings C and D, the transition from high roof to low roof areas can create a snow drift <br />condition. The permit calculations contain snow drift computations for a sawtooth roof condition. <br />Please clarify if the snow drift condition between high and low roof conditions can be adequately <br />addressed with permit calculations provided. <br />In order for the processing of your application to continue, it will be necessary to provide the Building <br />Division with two new sets of revised construction documents reflecting the corrections requested. <br />Please Include a response letter indicating how the corrections were resolved. <br />All codes cited refer to the 2015 International Building Code (IBC), 2015 International Existing Building <br />Code (IEBC), the 2015 International Fire Code (IFC), the 2015 International Mechanical Code (IMC), <br />and/or the 2015 Washington State Energy Code (WSEC), as amended by the State of Washington and <br />adopted by the City of Everett. The current IBC referenced standard for accessible design is the 2009 <br />"Accessible and Usable Buildings and Facilities" (ICC/ANSI A317.1). Federal ADA regulations and <br />standards may be more restrictive. <br />These comments address building issues only. Additional revisions or additions may be required by <br />other departments (such as Utilities, Traffic, Planning or Fire).
