Please review and respond to the comments below. <br /> 1. The proposed addition was submitted after the adoption of the 2018 IRC <br /> with WA State Amendments on 2-1-2021. Please update the General Notes on <br /> the plans to the current code cycle,2018. IRC R106.1.1. <br /> 2. The proposed addition will add approximately 934 sq ft of conditioned area <br /> to the existing structure. Per the WSEC R406.3,the additional conditioned area <br /> will require a total of 3.0 energy credits. Please indicate, using Tables R406.2 <br /> and R406.3,the proposed options to be installed to meet the energy credit <br /> requirements and update drawings as required listing the selected options. <br /> WSEC R406 and it's applicable subsections. <br /> 3. The removal of portions of existing walls to the south may affect the lateral <br /> strength of the structure. Please indicate on the plans where the proposed <br /> braced wall panels are to be located on the plans. Alternatively, if wood <br /> shearwalls are proposed in lieu of braced wall panel construction,this would be <br /> considered engineered design and require calculations. Please indicate the <br /> lateral bracing,construction details,and calculations addressing their <br /> construction as it appears to be missing from the plans. IRC R602.10, R301.1.3. <br /> 4. The proposed deck structure attached to the addition appears to require <br /> addressing the lateral load connections.
