I am the planner <br /> conducting the Planning intake review for this application. Please note the following comments are not a thorough plan <br /> check review and they only address larger zoning compliance points and the submittal checklist. Additional comments <br /> may be provided by the Building intake reviewer for your application; please utilize the Online Permitting Portal to check <br /> on the status of other reviewers. <br /> 1. The detached garage does not meet the required 5' side setback. The site plan indicates it will be setback 3' <br /> from the south (side) property line. In order to rebuild in the same location as the existing accessory structure, <br /> you would need to submit a Nonconforming Building Certification. If we can tell the accessory building has been <br /> there since before 1956 (when the City adopted a zoning code)we will be able to certify the structure and allow <br /> you to rebuild in the same location. Alternatively,the accessory building could be moved 2'to the north in <br /> order to meet the required 5' setback. Please see EMC 19.06 for required setbacks in the R-2 zone. <br /> 2. This property is in the Riverside Historic Overlay and subject to the requirements in EMC 19.28. EMC 19.28.110 <br /> states that all new buildings shall have a minimum roof pitch of 6:12. A 4:12 roof pitch is proposed. Please <br /> revise the plans accordingly. <br /> The interim permit intake/resubmittal policy is available on the Permit Services Page.
