New Detached Garage <br /> West Peak Builders Inc. proposes to build a new construction 18' x 22' garage for the <br /> McKenna family at their property located at 2317 Virginia Ave Everett WA 98201. <br /> NOTE: Project to be constructed in compliance with the five (5) foot setback (south side) as <br /> per EMC 19.06 as noted in re-submittal. Additionally, the roof will be constructed with <br /> engineered trusses with a pitch of 6:12 as per EMC 19.28.110 as noted in re-submittal. <br /> The new structure will be located in the back portion (south-east corner) of their property <br /> away from Virginia Ave proper and will face the alley with a proposed set back from the <br /> rear (or eastern) property line of 5 feet and the side (or southern) property line of 3 feet. <br /> (See included to scale property site plan.) <br /> The new structure will be new construction on proposed new concrete stem-wall <br /> foundation with 4" concrete slab to be constructed to code as per plan. Walls will be 2x4 <br /> construction and to be 10' tall to top of top plate, with a manufactured and engineered full <br /> span truss 24" o.c. with sheeting as per plan. To be roofed with a 25-year architectural <br /> composition roofing with rain gutters and down spouts to splash blocks. <br /> Alley access to the garage will include (2) two 7-0 x 8-0' roll up doors at the east end of <br /> garage and one 3-0 x 6-8 man door on north side at west end. <br /> Project does not include any of the following: <br /> • NO MECHANICAL/HEATING <br /> • NO PLUMBING <br /> • NO FIRE SUPPRESION <br /> • NO WATER/SEWER <br /> • NO ADDITIONAL CONSTRUCTION OR SITEWORK <br />
