However, the submitted documents are not sufficient <br /> for us to perform a review at this time. The Planning Department has also determined that the project is not <br /> sufficient to perform a review; they will issue a comment letter separately. Construction-level documents <br /> need to be submitted for review. Information is attached to provide guidance. Preliminary comments are <br /> provided below to assist in preparing the drawings, but these are not intended to provide a comprehensive <br /> review. Depending on your experience with the model codes and preparing documents, we recommend <br /> consulting with a design professional to assist you. <br /> 1. The submitted drawings provide concept-level sketches. Construction-level drawings will be required. <br /> 2. The proposed project involves converting a garage into a dwelling unit. Full structural plans will be <br /> required to demonstrate compliance with current code requirements. <br /> 3. The existing garage is attached to the structure via a breezeway structure, making the main house and <br /> the garage one structure. Full drawings for the house are required. Alternatively, the breezeway may <br /> be demolished to create two separate structures. However, see the following comment. <br /> 4. Continuing with the previous comment, the garage and main house are only separated by 9 <br /> feet. Creating two structures will require at least one of the building to be modified to provide <br /> increased fire resistance per IRC Table R302.1(1). <br /> 5. The north wall is located within a 5-foot FSD of the property line. Fire-resistive construction is required <br /> per IRC Table R302.1(1). <br /> Review of your project will be performed in the order received once the required documentation has been <br /> submitted.
