The new second floor diaphragm requires <br />continuous chords on all sides. Details should be provided. The new ledgers should be used as <br />the chords as this framing is directly connected to the sheathing. See IBC Section 2306.1 and <br />AWC SDPWS-15 Section 4.1.4. <br />Additional Comments: <br />14. The details on Sheet S03 include duplicate numbering and should be revised for clarity. See <br />Section R106.1.1. <br />15. The proposed project involves substantial demolition and infilling of the majority of the south <br />wall framing, resulting in few of the studs being continuous between the foundation, floor, and <br />roof elements. The existing headers for both stories appear to be left in -place, further <br />preventing the installation of new full -height studs. Continuous studs are required to resist out - <br />of -plane wind loading (i.e., C&C pressures) and are required for the boundary elements of <br />shear walls per AWC SDPWS-15 Section 4.1.4. The south wall should be reframed to provide <br />full -height studs on each side of wall openings, and at each end shear walls. The number of <br />studs provided at openings and wall ends should be based on analysis. Typical wall framing <br />details should be included in the drawings. The details should be consistent with the existing <br />framing conditions. See IBC Sections 107.2.1, 1604.1, 1604.4, 1609.1, 1613.1, and 2306.1. <br />This review has been performed for general compliance with the building codes as adopted and <br />amended by the state of Washington and the city of Everett. Corrections and comments made <br />during the review process do not relieve the project from compliance with code and permit <br />requirements.
